This process is designed to ensure that each homebuyer has a positive and stress-free experience, from the initial stages of choosing a lot and home design to the final stages of moving in and becoming part of the Sterling family.

Our 8 proven steps can provide a framework for decision-making, helping homebuyers identify their needs and preferences, and ensuring that all aspects of the home, from design to construction, are carefully considered and executed to the highest standards.

1. DISCOVERY

2. THE PURCHASE

  • Write a purchase agreement
  • Obtain Mortgage approval and waive conditions (Yay! You are now a homeowner)
  • Provide deposit to Sterling Homes

3. DESIGN

  • Select exterior colours (take a look at our online Exterior Colour Selection Tool!)
  • Interior selections at the show home, suppliers and/or through our online selection process

4. THE BUILD

  • Two blueprint reviews with your community Sales Team
  • Framing Walk Through with your Site Supervisor
  • Pre-Paint Walk Through with your Site Supervisor
  • Your Virtuo Concierge will assist you with various items regarding your move such as mail forwarding and moving boxes
  • View your home while it is under construction by booking an appointment with your community Sales Team

Steps for Quick Possessions

3. DESIGN

  • View your homes professionally curated interior selections at the show home
  • Homes purchased at an earlier stage of construction may have the option to make some selections

4. THE BUILD

  • Your Virtuo Concierge will assist you with various items regarding your move such as mail forwarding and moving boxes
  • View your home while it is under construction by booking an appointment with your community Sales Team

5. HOME ORIENTATION

  • This occurs approximately 1 week before your possession date
  • Meet our Warranty Team as they orientate you on your new home
  • Any items requiring attention are noted

6. POSSESSION DAY 

  • It’s moving day and time to get the keys to your new Sterling home!
  • Meet with your Site Supervisor and Warranty team to review your home and sign your certificate of possession

7. SERVICE AND WARRANTY

  • Comprehensive 1-2-7-10 year Alberta New Home Warranty is included with your new home purchase
  • Warranty appointments at 30 days, 5 month and 1 year
